Smarter, greener hospitals: Integrating CAFM, IWMS and BMS

For NHS Trusts aiming to modernise their estates, integrating CAFM, IWMS and BMS platforms is no longer optional, it’s essential – according to Kevin Gilhooley, Interim Healthcare Solutions Lead at MRI Software. He told PFM that these technologies must work together as part of a unified digital ecosystem to deliver real operational and environmental impact.

CAFM systems manage day-to-day operations like maintenance and compliance. IWMS platforms support strategic planning, space utilisation and sustainability goals, while BMS controls infrastructure such as heating, lighting and ventilation. When integrated, they provide real-time visibility across the estate.

This integration enables smarter decision-making. A fault detected by the BMS, for example, can automatically trigger a work order in the CAFM, while the IWMS tracks its impact on space and energy performance. “It’s about connecting operational data with strategic insight,” Gilhooley says.

To optimise these systems, Gilhooley emphasises the importance of strong data foundations.

Trusts need validated asset registers, accurate space data, and real-time maintenance tracking. Without clean, reliable data, even the most advanced systems fall short.

He also highlights the role of automation in easing pressure on FM teams. “Automated scheduling, compliance checks and reporting free up resources for higher-value tasks. BMS platforms can adjust environmental settings based on occupancy, improving efficiency without compromising patient care.”

On carbon reduction, Gilhooley is clear: “These systems are vital to achieving Net Zero NHS goals. CAFM and IWMS help track and manage carbon performance, while BMS actively reduces energy use.”

Looking ahead, Gilhooley sees AI and machine learning driving further innovation.

But the real value lies in interoperability – bringing data together to give estates, clinical and executive teams a single, trusted view of performance.
