Charlecote Residential Management Ltd builds a high-quality property business with MRI Software

A boutique approach to property management, built on experience and precision.

Charlecote Residential Management Ltd was established to offer a more refined, service-led approach to leasehold and estate management combining boutique attention to detail with deep professional expertise. Operating across London and the South Coast, the business focuses on high-quality residential portfolios, delivering a tailored, highly personal service to clients who expect more than a standard managing agent.

At the heart of the business is a commitment to professionalism and trust. As a regulated practice aligned with RICS and The Property Institute, Charlecote Residential Management blends strong governance and financial control with a modern, client-centric experience.

We wanted to build something that felt genuinely different, more professional, transparent, and focused on the client experience.

-Luciana Teshima, Managing Director, Charlecote Residential Management

That vision has translated into rapid early growth. Within six months, the team scaled to nearly 1,500 units under management, supported by a carefully selected team of experienced professionals.

But growth for Charlecote Residential is deliberate.

We’re not interested in competing on price or managing huge volumes. We want to work with the right clients and deliver a level of service that reflects that.

-Luciana Teshima, Managing Director, Charlecote Residential Management

Choosing the right foundation from day one

Rather than starting small and upgrading later, Charlecote Residential made a deliberate decision to invest in MRI Software from the outset.

We didn’t choose MRI because it was the cheapest option. But the data we manage is the lifeblood of our business, and we needed a system we could trust.

-Aaron Quainton, Director, Charlecote Residential Management

Having used the platform for nearly 20 years in previous roles, Luciana understood the importance of reliability:

I’ve never had a lack of trust in MRI’s property management solution; it doesn’t fall over, it doesn’t break. And that gives you confidence when everything depends on your data.

-Luciana Teshima, Managing Director, Charlecote Residential Management

For Charlecote Residential, the decision was clear – build for scale from the beginning, rather than retrofit later.

A more efficient, scalable way of working

With MRI’s property management solution fully embedded, Charlotte Residential has transformed how its operations run.

  • Automated billing at scale was a process that once took hours is now completed in minutes: “We created the communication template, fed it into the software, and within 10 minutes all bills were issued, with only two needing to be printed,” says Lucinda.
  • Automation has reshaped the team structure: “We don’t have the assistants you’d typically expect. Previously, you might have one assistant for every two property managers, now we simply don’t need that.”
  • Streamlined financial processes: “Our accounts manager can credit control an entire block with just a couple of clicks, it’s incredibly efficient.”

Alongside operational efficiency, Charlecote Residential has focused on client-facing innovation. Recognising that traditional reports can be difficult to navigate, the team has developed a modern resident portal, launching in June 2026.

The portal transforms how information is presented. It’s visually engaging, easier to understand and much more aligned to what clients expect today.

More than a feature, the portal is becoming a competitive advantage

When we’re asked if we have a portal, it’s not just ‘yes’ – it’s ‘yes, and let us show you what it can do.

-Aaron Quainton, Director, Charlecote Residential Management

Early impact and long-term potential

While it’s still early, the benefits are already clear:

  • Lower operational overheads
  • Faster, more accurate processes
  • Improved client communications
  • Stronger positioning in competitive tenders

With continued investment in automation, including future plans around AI-driven invoice processing, the business is well positioned to scale efficiently while maintaining its service ethos.

Once you invest the time to understand it, the system is life-changing.
