MRI Property Tree latest feature updates
We’re excited to share the latest enhancements in Property Tree, designed to streamline your workflows, strengthen compliance, and improve your team’s everyday efficiency.
Watch the June update below.
Pets Now Available in Tenancy Profiles
Managing pet information just got easier.
You can now record and manage pet details directly within the Tenancy Profile (Lease & Rent tab) for residential tenancies. A new Pets section allows you to:
- Indicate if pets are approved
- Add notes and descriptions
- Upload photos and supporting documents
All uploaded files are automatically saved to Tenancy Document Management, with easy thumbnail previews and quick access.
To improve visibility, a Pets icon will now appear on the Tenancy Summary when pets are approved, giving you one-click access to the details.
AI-Powered Communications Assistant
Smarter communication is here.
The Property Tree Assistant is now integrated into the Communications Platform, helping you draft clear, professional emails when replying or forwarding messages.
With this enhancement, you can:
- Generate polished email responses in seconds
- Provide instructions to refine tone or content
- Add Property Tree merge fields for personalisation
The result? Faster communication, less manual editing, and consistently high-quality customer interactions.
Improved Email Attachments for Ad Hoc Emails
Sending documents is now more seamless and secure.
Ad Hoc Emails now support file attachments instead of links, helping improve email deliverability and recipient trust.
- Files up to 15MB are sent as attachments
- Files exceeding 15MB are automatically sent as links
- Clear indicators show file size during upload
- Warnings alert you when limits are exceeded
This ensures your recipients always receive content in the best possible format.
Enhanced Sensitive Alerts for Sales Accounts
Improved auditability for critical changes.
Sensitive Alerts now include triggers for bank account details added or updated across Sales profiles, including:
- Vendors
- Buyers
- Conveyancers
This provides greater visibility and control over high-risk changes.
Automation Enhancements for NAB Customers
Automated Payment Instruction Uploads
Now automatically enabled for NAB customers using Transaction File Automation:
- Bank files are created and uploaded seamlessly
- Manual handling is eliminated
- Existing approval processes remain unchanged
Account Balances Included in Transaction Files
Transaction files retrieved from NAB now include account balance information, helping simplify reconciliation and improve financial visibility.
Edit BPAY Reference on Cancelled Creditor Payments
More flexibility when managing payment corrections.
You can now edit the BPAY reference number on creditor invoices where a BPAY payment has been cancelled.
Note: This applies only to creditor invoices not linked to a tenancy invoice.

New Vacate Workflow Automations
Stay on top of tenancy transitions with greater automation.
Workflow Automations can now be triggered automatically when vacate information is entered on a tenancy. This ensures your team initiates key processes at the right time, without missing critical steps.
New automation triggers include:
- Vacate – Move Out
- Vacate – Break Lease
- Vacate – Termination
Once the relevant dates are entered, the configured workflow is presented for confirmation—giving you control while improving consistency.
Search Tenancy Receipts by Invoice Number
Finding and matching payments is now faster and easier.
You can now search by invoice number when:
- Creating tenancy receipts
- Manually receipting in Tenant Download
- Assigning unknown funds
This enhancement improves accuracy and reduces time spent locating the right transactions.
Enhanced Filtering in Communications Platform
Quickly find the messages that matter.
New filters in the Communications Platform allow you to refine messages by:
- Profile
- Unlinked Messages Only
- Custom date ranges
These additions make it easier to manage and navigate high volumes of communication.
Expanded Arrears Merge Fields
Improve clarity in your automated communications.
Additional arrears-related merge fields are now available in Tenancy Receipt and Cancel Receipt templates, including:
- Arrears Amount
- Total Invoice and Fees Owing
- Days Behind
This allows for more informative and personalised messaging to tenants.
Rent Change Validation Warning
Avoid common errors when updating rent.
A warning is now displayed when adding or editing a rent change that does not align with the tenancy anniversary date for both Residential and Commercial tenancies, helping ensure compliance and accuracy.
Property Security Role Improvements
Greater control over who can update property data.
- A new role, Update Property Management Information, allows you to control access to the Property Management Information section in the Property Details tab
- The existing Update Property Info role has been renamed to Update Property Details & Info for better clarity
These changes improve governance and role-based access control.
Improved Fee Reporting Visibility
More transparency in fee management.
The Find Fees Report now includes a Cancelled By column (displayed by default), showing:
- The cancellation date
- The user who performed the action
This provides better auditability and reporting accuracy.
Automatic Compliance Expiry Updates
Reduce manual effort in compliance tracking.
When completing a compliance item using Close & Create New, the Compliance Expiry Date is now automatically updated for the newly created record, ensuring your compliance register remains accurate and up to date.
