45% would switch just for AI – what’s driving the next tech wave in FM?

Facility managers (FM) are grappling with rising workloads, tight budgets, and outdated systems – yet they remain loyal to the industry and eager to embrace smarter technology.

The Voice of the Facility Manager 2025 report reveals a sector under strain but filled with potential. With South African respondents making up the largest share (44%) of the EMEA-wide survey, the findings offer insights into the challenges FM professionals face daily.

Workloads are up, but so is industry loyalty

Facility managers across the region report feeling overwhelmed, and South African professionals are feeling it the most:

  • 62% say they are “far too busy” or “on the busy side”
  • 24% have faced budget cuts over the past three years
  • Still, 73% plan to stay in the industry for the next five years

This resilience highlights the long-term commitment of professionals who believe in the future of their field.

The cost of falling behind

Technology has the potential to reduce pressure, but cost and system dissatisfaction are getting in the way.

  • 46% say tech cost is the biggest barrier to adopting new systems
  • South Africa reports the highest dissatisfaction with current FM tools in EMEA
  • 68% plan to invest in new technology within 12-18 months
  • 45% would switch solutions for AI capabilities alone

Supporting the people behind FM operations

The human side of facility management is just as critical. To support growth, the industry must focus on both people and platforms.

  • 30% report mild mental health impacts, and 18% moderate effects
  • Experienced professionals report higher satisfaction, but also highlight the growing need for upskilling
  • Legal, compliance, and ESG training are top priorities in South Africa

Sustainability is top of mind

South African facility managers are also leading the way in sustainability thinking. 38% view net-zero targets as essential – the highest across EMEA.

The facility management sector is at a turning point. As complexity increases and ESG demands grow, it is time to modernise. That means prioritising training, investing in new technology, supporting mental well-being, and making sustainability a core strategy.
