the old proverb. Regardless of how the saying goes, spring is expected to be rainier than usual this year from the southern areas of California all the way to Florida, thanks to El Nino.

With Mother Nature’s agenda in mind, it’s an optimal time to make sure your properties are ready for the rain. As property managers, it is of the utmost importance to ensure your properties are well maintained in order to eliminate the threat of water damage.

Even the most minor water damage can lead to serious and expensive repairs down the line. Issues can include:

  • Mold
  • Roof damage
  • Foundation damage
  • Property damage
  • Corrosion

Here are a few tips to preventing water damage this spring:

  • Regular property maintenance – You may be able to recognize signs of water damage before your tenants do. Routinely check window frames, sealants, gutters, roofs, etc. Maintaining and inspecting your properties will ensure that you catch the issues before they turn into a bigger problem.
  • Distribute instruction for tenants – Tenants don’t always know what to do or who to call when they notice a leak or mold. Make it easy for them to contact the right person in time or give them advice on how to avoid water damage.
  • Have business continuity plan in place – Severe storms can leave major damage, forcing tenants to temporarily (or permanently) evacuate. Prepare for the worst by putting a business continuity plan in place.
